About Costa Rica Real Estate Investment:

A very high percentage of all the properties in Costa Rica are registered in a centralized computerized system, known as the Public Register.

The following should be the minimum process in buying Real Estate:

Step 1 Before buying land Barrantes & Associates will conduct a certified Title Search that will display all the necessary information on the property, including possible restrictions, cost of transfer fees, liens and any other important aspects that need to be taken into consideration before exchanging any money. Along with the Title Search Barrantes & Associates recommends to conduct an official appraisal due to the lack of information for some areas of Costa Rica.

Step 2 Once the title search is completed Barrantes & Associates will help you chose the right legal entity that will acquire the asset, for most of the cases it is normally better for the property to be bought by an individualized Costa Rican corporation and not directly by an individual.

Step 3 Once the Costa Rican company is properly incorporated, a deed will be prepared by a Notary Public that is liable for the legality of the entire transaction, including the necessary public inscription process that will derive in the new ownership transfer.

Remember that nationality is not a limitation to acquire property in Costa Rica, based on fact that the Costa Rican Political Constitution makes no differentiation based on country of origin.

In synthesis, Costa Rica is open to foreign investment, it is secure to buy but only if you follow the legal procedure and the limit is the sky in the different type of properties and prices.
